Contract

Denmark has a standard rental contract but it’s only in danish and no official english version exists. For this reason our rental contracts are also in danish and you will have to sign the danish version.

The danish rental law states that a rental agreement must contain the same paragraphs and in the same order. This means that landlords have limited options to make their own version. It also means that you can always count on the various paragraphs to remain the same no matter than landlord and the language, i.e paragraph 4 will always be about the deposit and prepaid rent.

In order to help you understand our rental agreement we have added a translated template that should help you understand the structure of the danish rental contract.

In paragraph 11 a landlord can determine any conditions that are applied to the home being rented out that is not covered in the other paragraphs. Below is a summation of the most important conditions that we at Feros use. Notice that the content may vary depending on the specific apartment which aslo means that this page is just for reference, the rental contract is still the binding document.

  • The contract applies only as long as the tenant pays the specified rent.
  • Some apartments are rented out for a limited period.
  • The tenant has 3 months notice on terminating the contract.
  • Once the notice for termination has been given the tenant must allow of potential new tenants to visit the apartment. The landlord must arrange for agreed upon time and dates with the current tenant.
  • 14 days before the contract ends the tenant must vacate the apartment in order fo the apartment to be refurbished befor ea new tenant moves in.
  • The tenant can not sublet the apartment or let anyone else take use of the apartment during the rental period.
  • Al communication between landlord and tenant must be via e-mail except termination of contract which must be done via letter.
  • Internal maintenance of the apartment is the responsibility of the tenant. External maintenance is the responsibility of the landlord.
  • The apartment must be kept painted white.
  • The tenant must within 3 days of moving in contact a power company and make arrangments for the delivery of power to the apartment.
  • The tenant must at all times respect the house rules of the building in which the apartmen is located.
  • Changes to the apartment can not be done without the explicit approval of the landlord.
  • One one person is allowed in inhabit the partment
  • No smoking is allowed in the apartment.
  • Rent can only be adjusted as a result of and proportional to changes to taxes and tariffs
